Description

Chapelcross Energy Transition Zone is located close to the former Chapelcross Power Station, which is currently being decommissioned. The whole Chapelcross site is one of the largest brownfield sites available in Scotland, extending to nearly 500 acres. Zone 3 is a 17 acre/6.5 Ha site immediately to the Southeast of the former power station site. The site is under servicing development and is available from 2025 as a single or multiple plots. Nestled in a tranquil countryside setting, this site once formed part of the 1939-45 airfield, RAF Annan. The Southern end of the NW-SE runway and associated taxiways are still there today and in fair condition, potentially providing good plant and vehicle access within the site and immediately joining road access.

Chapelcross is situated close to the village of Creca which is around 1.2 miles from the town of Annan. Annan has a population circa. 9,000 and sits within commuting distance from Dumfries, the largest town in Dumfries & Galloway. Dumfries has a population of around 37,500 and regional catchment of around 150,000. Also close by is Carlisle, the administrative centre of Cumbria, with a population of 75,000 and a catchment of 500,000. Both are significant main shopping centres.

Chapelcross is 82 miles from Glasgow with all but 8 miles being motorway. Rail links are via the Glasgow and Southwestern Line, with site within 3.5 miles of Annan Station and the West Coast Glasgow-to-London main railway line which also provides freight services.
